LEAK INVESTIGATIONS

Understand
the problem.

Water around a chimney, damp in the loft or staining after rain can have more than one cause. We assess the visible chimney and roof details before proposing a repair.

We look at the condition of mortar joints, render, flaunching and adjoining flashings, together with visible slate, ridge and verge defects. A drone survey can help us view hard-to-reach external areas where suitable.

Tell us where the water appears, when you first noticed it and whether it follows wind or heavy rain. Include your property postcode and any photographs you can take safely from the ground or inside your home.

What the assessment can cover

  • Leaks around chimney stacks and roof junctions
  • Cracked render and defective mortar joints
  • Damaged flaunching and chimney pot details
  • Lead flashing condition and adjoining roof coverings
  • Slipped or broken slates, ridges and verges
  • Whether further access or investigation is needed

A visual inspection cannot reveal every hidden defect or guarantee that one repair will resolve every source of water ingress. Your quotation explains the proposed work, access and costs.

THE REPAIR OPTIONS

Repair the cause.
Care for the detail.

The findings may point to chimney repointing, a new render finish, flaunching repairs, leadwork or local roof repairs. If a stack has deteriorated more substantially, we can discuss a rebuild or removal scope.

YOUR QUESTIONS

A clearer
next step.

Does a chimney leak mean I need a rebuild?

Not necessarily. Mortar, render, flaunching or flashing defects may need a more local repair. The condition and extent of the problem guide the proposed scope.

Can a drone survey find the source of every leak?

No. Drone images show visible external details. Hidden defects may need closer access or further investigation, and we explain those limitations.

What should I send with my enquiry?

Your postcode, a description of the leak and when it happens. You can email photographs to enquiries@akmgroup.info. Do not climb onto the roof to take them.
